- Home insurance estimate (0.72%/yr): Based on Indiana average data from Bankrate and NerdWallet, 2025.
- PMI rates: Sourced from MGIC rate tables, verified annually.
- FHA MIP rates: Verified against current HUD guidelines. Rates changed in March 2023 and are reflected accordingly.
- School ratings: GreatSchools.org, with year cited. Ratings change and we note this on every page.
- Days on market: Redfin citywide data with date cited. Neighborhood-level figures use relative descriptors, not unsourced specifics.
