Is the calculator free?
Yes. The mortgage calculator is completely free to use. No signup or personal information required.
How accurate are the estimates?
The calculator uses current Marion County property tax rates, Indiana closing cost averages, and up-to-date IHCDA program information. Actual mortgage rates, taxes, and fees may vary. Always consult with a qualified lender for final numbers.
Do you offer mortgage services?
No. This site is an educational resource, not a mortgage provider. I plan to connect buyers with lenders through future affiliate partnerships. These will be clearly disclosed when available.
Can I trust the IHCDA program information?
I work to keep the information on this site current, but IHCDA programs can change. I recommend verifying program details directly at in.gov/ihcda before making financial decisions.
How often is the data updated?
I review all figures each January, including Marion County property tax rates, homeowners insurance averages, IHCDA program details, and neighborhood data. If you believe a figure is out of date, please let me know.
Do you partner with real estate agents?
Not yet. I plan to establish referral relationships with experienced Indianapolis agents who specialize in first-time buyers. If you are an agent interested in partnering when that program launches, email me at the address below.
